Orange County Home Sales by Price Range in Q1 2026
An original calculation of Orange County sales shares from ORRA price-band data, including the $1 million-plus segment.
Orange County recorded 2,937 closed sales in the first quarter of 2026 in ORRA's county price-band report. The largest published band was $400,000 to $499,999 with 490 sales, or 16.68% of the total. Summing the four bands from $1 million upward produces 211 sales, equal to 7.18% of county sales.
Geography note: These figures describe broad Orlando or Orange County conditions exactly as labeled. They do not establish pricing, pace or negotiating conditions in Windermere, Winter Park, Golden Oak, a lakefront segment or any individual property.
How was the $1 million-plus share calculated?
The ORRA county table reported 108 sales from $1.0 million to $1.499 million, 49 from $1.5 million to $1.999 million, 45 from $2.0 million to $4.999 million and 9 at $5 million and above. The sum is 211. Dividing 211 by the reported 2,937 total produces 7.18%, rounded to two decimals.
Which price band had the most sales?
The $400,000 to $499,999 band had 490 sales and a published 16.68% share. The $350,000 to $399,999 band followed with 349 sales, and $500,000 to $599,999 had 339.

Did county sales increase?
ORRA reported 2,923 sales in Q1 2025 and 2,937 in Q1 2026, a 0.48% increase. That is a countywide unit-count comparison.
Does $1 million define luxury?
Price alone does not define a luxury property. Location, design, land, waterfront, condition, amenities and market expectations matter. The 7.18% calculation is a price-band share, not a count of luxury homes.
Can the county figures describe Golden Oak or Winter Park?
No. The county table does not identify those communities. Even the top price bands are spread across Orange County.
How can the distribution help?
It shows where countywide closed-sale activity was concentrated and how small the highest published bands were relative to the total. For an individual decision, move from county distribution to matched comparable sales.
