AboutGolden Oak
Golden Oak homes are designed by some of Florida’s top custom builders, featuring six beautiful architectural styles inspired by Mediterranean and Caribbean influences. Every detail, from the layout of the streets to the pathways leading to the Summerhouse clubhouse, has been carefully planned to create a resort-like living experience with top-tier amenities.
This community was brought to life by Disney Imagineering, the creative masterminds behind many of the resort’s beloved attractions. Since opening its doors in 2011, Golden Oak has remained an exclusive enclave, with fewer than 300 custom homes, each tailored to reflect the elegance and charm that define the Disney brand. It’s also home to the Four Seasons Resort Orlando, offering residents access to luxury amenities like a world-class golf course and country club.
Located within the city of Lake Buena Vista, Golden Oak is just 19 miles southwest of Downtown Orlando.
If you’re seeking a one-of-a-kind living experience that brings together luxury, privacy, and the unmatched magic of Disney, Golden Oak is where your dream home awaits.
What makes Golden Oak at Walt Disney World Resort so exclusive?
Golden Oak at Walt Disney World Resort is the only master-planned residential community ever designed by Disney — a guard-gated, roughly 980-acre enclave of eight distinct neighborhoods built on land originally owned by Walt Disney. Officially announced in 2010 with first residents in 2011, it was master-planned by Walt Disney Imagineering, the same team behind the parks. Its defining feature is permanent scarcity: there will only ever be about 350 homes, and with the Four Seasons Private Residences completing the final phase, no land remains to expand. Every owner joins the Golden Oak Club with access to Summerhouse and Four Seasons Resort Orlando concierge service. In the video below, Tiffany Pantozzi of ALIGN Real Estate breaks down why Golden Oak stands apart.

There are fewer than 350 homes inside Golden Oak at Walt Disney World Resort, and once they’re sold, no more can ever be built. This is the only place where Disney magic, Four Seasons service, and genuine exclusivity come together in one community — a place where you can actually own a piece of Disney real estate unlike anything you’ve seen. That’s why wealthy buyers pay attention: you can’t copy the brand, you can’t add more homes, and no other place offers this lifestyle. I’m Tiffany Pantozzi. I lead the team at ALIGN Real Estate, and I’ve worked with buyers across Central Florida for years — touring, selling, and advising on just about every type of luxury property in this market. When it comes to exclusivity, nothing else here really compares to Golden Oak.
Here’s what most people don’t realize about Golden Oak. Disney didn’t simply allow homes to be built here — they designed the entire community themselves, on land originally purchased by Walt Disney. Golden Oak is the only master-planned residential community ever designed by Disney, and that changes everything about what this place really is. This isn’t a developer borrowing the Disney name; it’s a full 980-acre community master-planned by Walt Disney Imagineering, the same team that designs the parks. That alone puts it in a completely different category from any other luxury neighborhood in the country.
What’s interesting is how the idea even started. Walt Disney originally imagined EPCOT as a real city where people would live, not just visit. That exact vision never fully happened, but the idea of a Disney-built residential community stayed alive for decades. Even the name comes from Walt Disney’s Golden Oak Ranch in California, a private filming location used for many Disney productions — a nod to a quiet, exclusive enclave. Golden Oak was officially announced in 2010, with first residents moving in during 2011, after decades of experimenting with residential concepts starting with Celebration in 1996.
Disney didn’t just design the homes — they designed how the entire community works: street layouts, landscaping, sight lines, everything, with the same level of detail you see in the parks. There are eight distinct neighborhoods inside Golden Oak, each with its own architectural style, from Mediterranean estates and modern designs to custom colonial homes. If you like owning things that can’t be copied, this really hits — it’s like limited art or rare collectibles. From an investment standpoint it becomes both a lifestyle asset and a brand asset, and no one else can recreate that.
Let’s talk about what really separates Golden Oak. There will only ever be about 350 homes here — there’s simply no other land to expand the community, and the Four Seasons Private Residences just completed the last phase. Once those residences are complete, that’s it: no extra land waiting to be released later. For context, Isleworth, one of the most well-known ultra-luxury communities in Central Florida, has around 360 homes on about 600 acres. Golden Oak has closer to 350 — fewer homes spread across more land, and that was intentional from the start.
Scarcity like this helps protect homeowners from normal market swings. In most places, when demand rises, builders just add more homes, which slows price growth — but that option doesn’t exist here. Every time a home sells at Golden Oak, one more piece of a very limited community is gone, and over time those resale opportunities get harder to find. I know of multiple residents who own more than one property here because they saw the value from day one. When a community chooses to be roughly half the size of Isleworth on similar acreage, that tells you they’re prioritizing long-term value over short-term development profit.
A lot of luxury communities promise five-star amenities; Golden Oak goes beyond that. The Four Seasons Resort Orlando sits within the community, so owners can have a dedicated Four Seasons concierge team treating their home like a resort residence — in-home spa treatments, housekeeping, personal shopping, event planning and more. All Golden Oak owners are members of the Golden Oak Club, with access to Summerhouse, the private clubhouse with its own restaurant, resort-style pool, and 24-hour fitness center. On top of that, ownership includes a full calendar of Disney-exclusive experiences: early park access, private character meet-and-greets, behind-the-scenes tours, and VIP event access.
For buyers at this level, real estate isn’t just lifestyle — it’s strategic. Many could pay cash but still choose to finance and leverage, keeping their money working elsewhere; selling other assets to buy a home can trigger taxes and interrupt long-term plans, so financing lets them buy without disrupting everything they’ve built. We see portfolio loans, investment accounts used as collateral, interest-only options, and homes owned through a trust or LLC for privacy and planning. Private banks like Citi, JP Morgan, and Bank of America are often involved because they’re used to lending on unique properties like this.
Trophy properties are usually chosen for a few reasons: scarcity, a globally recognized name, strong design, and steady demand — and Golden Oak checks every box. It’s real and tangible, and it doesn’t always move the same way stocks do. Homes tied to major global brands typically command a premium, and combining Disney with Four Seasons strengthens that effect, which is a big reason these homes tend to hold value well over time.
And the owner profile is more global and diverse than most people expect. If you’re picturing retired Disney super-fans, that’s not the reality — buyers include business executives and entrepreneurs, professional athletes, and multi-generational families who want a place where everyone can gather. Many owners come from outside the U.S., especially Brazil; Florida is the number-one state for international buyers, and owning in U.S. dollars feels safer for many families. Golden Oak isn’t really competing with other luxury neighborhoods — it’s competing with things that are genuinely rare. If you’re exploring ultra-luxury properties in Central Florida or considering how a trophy asset like Golden Oak fits into your broader wealth strategy, reach out through my contact page and I can share inventory and insights before they reach the public market.
