A comparison of days to pending, days on market and rolling competition windows so buyers and sellers do not confuse unlike clocks.

Data period: August and September 2026 portal snapshots.

Method

  1. Recorded the event that stops each clock: pending status, market exit or provider-specific sale timing.
  2. Did not average the clocks together because they measure different populations and stages.
  3. Used Redfin's rolling three-month competition narrative separately from its August monthly median days-on-market series.

Limits

  • Pending and sold clocks are not interchangeable.
  • Portal populations and status-change rules differ.
  • Property condition, pricing, location and segment can produce results far outside a city median.
