A provider-by-provider comparison of Orlando home values, closed-sale prices, asking prices, inventory, sales and rent measures.

Scope: Orlando citywide context. This report does not measure Windermere, Winter Park, Golden Oak, lakefront homes or the luxury segment.
Data period: August 31, 2026, except Zillow closed-sale measures dated July 31, 2026 and Realtor.com sale-to-list commentary dated September 2026.

Key findings

  • Zillow reported a $371,120 typical Orlando home value, down 1.4% year over year through August 31, 2026.
  • Redfin reported a $414,726 median closed-sale price for all home types in August 2026, down 1.2% year over year, based on MLS and public-record calculations.
  • Realtor.com reported an August 2026 median listing price of $384,900 and median sold price of $380,500. These are different measures from ZHVI and should not be blended into one price series.

Method

  1. Recorded each provider's displayed geography, date and metric label exactly as published.
  2. Kept Zillow's modeled Home Value Index separate from Redfin and Realtor.com transaction medians and from Realtor.com asking-price measures.
  3. Used the figures as broad Orlando context only. No citywide figure was assigned to a neighborhood or property segment.

Limits

  • Provider coverage, refresh dates and calculation methods differ, so apparent price gaps are not provider errors and are not direct appreciation measures.
  • The displayed portal pages do not supply a shared transaction sample or a shared property-type mix.
  • No conclusion in this report applies automatically to a specific address, luxury home, waterfront property or named community.
