A focused review of sale-to-list ratios, above-list sales, under-list sales and price reductions.

Scope: Broad Orlando city context across all home types where the provider specifies all home types.
Data period: July through September 2026, with every metric retaining its provider date.

Key findings

  • Redfin's August 2026 sale-to-list ratio was 97.1%, and 9.5% of homes sold above list.
  • Zillow reported 66.1% of covered July sales under list and 14.1% over list.
  • Redfin reported price drops on 38.0% of homes. A price cut is an asking-price event, not proof of the final concession on any individual sale.

Method

  1. Compared only negotiation-related measures and preserved each provider's timing convention.
  2. Calculated a 19.8% residual from Zillow's 14.1% over-list and 66.1% under-list shares. The residual is not labeled as exactly at list because Zillow may apply separate coverage or rounding rules.
  3. Treated price reductions, final sale-to-list ratios and sale shares as different stages of a listing.

Limits

  • List-price definitions can mean original list or final list depending on the provider.
  • A citywide ratio cannot set the negotiating range for a specific property.
  • The data does not isolate cash sales, financing terms, concessions, repairs or seller-paid closing costs.
