Zillow, Redfin and Realtor.com report different Orlando timing measures because they stop different clocks.
In August 2026, Orlando market pages displayed 32 days to pending on Zillow, 52 median days on market on Redfin and 71 median days on market on Realtor.com. These figures are not interchangeable. They use different provider populations, status rules and endpoints.

What does Zillow's 32 days measure?
Zillow labeled the figure median days to pending as of August 31, 2026. The clock is tied to a listing reaching pending status. A pending property has not necessarily closed.
What does Redfin's 52 days measure?
Redfin reported a 52-day median for August 2026 in its all-home-types monthly series. Its page also described homes selling in around 52 days over a rolling three-month window. Monthly and rolling values may coincide, but they are still separate time frames.
Redfin separately estimated that homes it classified as hot could go pending in around 23 days. That is a selected competitive subset, not the market median.
What does Realtor.com's 71 days measure?
Realtor.com reported 71 median days on market in its August historical chart and September market commentary. The provider also displayed a 7.69% year-over-year decline and a 2.86% month-over-month increase in this measure.

How should a stale listing be evaluated?
Longer exposure can reflect price, condition, terms, failed contracts or simply a narrow buyer pool. Review the full history before assuming the seller will accept a specific discount.
