Zillow, Redfin and Realtor.com each showed year-over-year softening, but in different measures.
Three public sources showed year-over-year softening in broad Orlando price measures during August 2026. Zillow's typical home value was down 1.4%, Redfin's median sale price was down 1.2%, and Realtor.com's median listing price was down 2.59%. The direction was similar, but the measures were not the same.

What did Zillow report?
Zillow reported a $371,120 typical Orlando home value through August 31, 2026, down 1.4% from a year earlier. ZHVI is a modeled index, not a closed-sale median.
What did Redfin report?
Redfin reported a $414,726 median sale price for all home types in August, down 1.2% year over year. Redfin also reported a $246 median sale price per square foot, down 0.4%.
What did Realtor.com report?
Realtor.com reported a $384,900 median listing price, down 2.59% year over year and 1.33% month over month. It also displayed a $380,500 median sold price, down 2.44% year over year.

Can the percentages be averaged?
No. An average would mix an index, a transaction median and an asking-price median. It would create a number with no clear market definition.
Does broad softening mean every property lost value?
No. Aggregate measures can move because of property mix as well as price changes. Individual outcomes vary with location, condition, improvements and segment.
What does this mean for buyers?
It supports careful comparison and disciplined due diligence. It does not prove that a particular seller will accept less or that waiting guarantees a lower price.
What does it mean for sellers?
