Orlando Negotiating Signals: Sale-to-List Ratios, Price Drops and Over-List Sales
What August 2026 citywide negotiation measures can and cannot tell Orlando buyers and sellers.
Orlando's broad 2026 data points to room for negotiation, but not to one automatic discount. Redfin reported a 97.1% sale-to-list ratio in August, 9.5% of homes selling above list and price drops on 38.0% of homes. Zillow reported 66.1% of covered July sales below list and 14.1% above list. Realtor.com described a 98% average sale-to-list ratio in September.

What does a 97.1% sale-to-list ratio mean?
At the market level, Redfin's ratio means closed prices averaged about 97.1% of the relevant list-price measure in its series. It does not mean every buyer received a 2.9% discount. Some homes sold above list, some near list and some materially below list.
The definition of list price also matters. Providers may use the final list price rather than the original asking price. A home that reduced its price before contract can therefore have both a price drop and a high final sale-to-list ratio.
What do price drops reveal?
Redfin reported price drops on 38.0% of Orlando homes in August 2026. That is a listing-stage signal. It can reflect initial overpricing, slower response, condition, competition or a seller's timing. It does not reveal the final concession, repair credit or financing terms.
How many covered sales were above or below list?
Zillow reported 14.1% over list and 66.1% under list through July 31, 2026. Subtracting those displayed shares from 100% leaves a 19.8% residual. We do not label that residual as exactly-at-list sales because provider coverage and rounding may affect the categories.

What should a buyer negotiate besides price?
Closing date, financing and appraisal terms, inspection scope, repair treatment, personal property and seller-paid costs can matter. The right structure depends on the property and the seller's priorities. Citywide statistics cannot reveal those priorities.
What should a seller watch?
Track response to the initial asking price, showing feedback, competing inventory and the quality of each offer. A lower nominal price with stronger terms can be more attractive than a higher offer with material uncertainty.
