Orlando Home Sales and Competition in August 2026
A Redfin-based review of sales count, market time, sale-to-list ratio and above-list activity.
Redfin reported 1,060 Orlando home sales in August 2026, down 3.1% from 1,094 a year earlier. The median sale price was $414,726, the median market time was 52 days, and the sale-to-list ratio was 97.1%. Together, those measures describe a broad market with activity but meaningful selectivity.
Geography note: These figures describe broad Orlando or Orange County conditions exactly as labeled. They do not establish pricing, pace or negotiating conditions in Windermere, Winter Park, Golden Oak, a lakefront segment or any individual property.
What does the sales-count change show?
The decrease from 1,094 to 1,060 equals 34 fewer closed sales, or Redfin's reported 3.1% year-over-year decline. Closed sales reflect agreements reached earlier, so the count is a lagging indicator of buyer and seller decisions.
How competitive was the broad market?
Redfin gave Orlando a Compete Score of 44 out of 100 and called it somewhat competitive over the displayed rolling three-month period. It said homes received two offers on average and that hot homes could go pending in around 23 days.
The score is a proprietary summary, not an MLS field. It should be read alongside the underlying measures rather than treated as a universal property grade.
What did sale-to-list activity show?
The August sale-to-list ratio was 97.1%. Redfin reported 9.5% of homes sold above list and 38.0% had price drops. This combination shows why one label cannot describe every listing.

What does this mean for an offer strategy?
Evaluate whether the specific home resembles the fast, competitive subset or the broader pool. Listing history, condition, comparable sales and competing interest matter more than a citywide score.
What does it mean for a listing strategy?
Exposure alone does not create leverage. Accurate positioning and presentation help determine whether a home enters the competitive subset. Review activity at defined checkpoints instead of relying on the city label.

Frequently asked questions
Are closed sales a current demand measure?
They are useful but lag the contract decisions that produced them.
Does the Compete Score apply to every home?
No. It summarizes broad conditions.
Do two offers on average mean a home will receive two offers?
No. An average does not predict an individual listing.
