A same-provider comparison of Realtor.com asking and sold medians, plus the limits of a market-level gap.

Realtor.com reported an Orlando median listing price of $384,900 and a median sold price of $380,500 for its August 2026 historical data. The difference is $4,400, equal to approximately 1.14% of the median listing figure. That calculation is useful as broad context, but it is not a property-level discount forecast.

Why use a same-provider comparison?
